Two Build Markets, Two Different Cleans
Metro Atlanta builds in two ways at once, and they do not need the same clean. North of the city — Cumming, Milton, Johns Creek and the Forsyth County side — is still open-lot subdivision work: the house is empty, the handover date is known weeks out, and the dust has a whole building to settle into. In town it is the opposite. Teardowns and infill on tight lots around Decatur, Kirkwood and Brookhaven, and commercial fit-outs in Midtown and around Perimeter.
The in-town jobs are the hard ones. The owners are often moving back the same week, the HVAC has been running the entire time the trades were on site, and the dust is not just on the floor — it is in the returns, on top of every door frame, inside the closets and down the window tracks. Fine construction dust stays airborne long after the last van leaves, and a vacuum without HEPA filtration mostly moves it somewhere else. That is why one clean never holds, and why we quote the rough clean and the final detail as two stages instead of pretending a single visit will do it.
The deadline is usually not yours. It is the punch-list walkthrough, the photographer, the certificate of occupancy, or a client standing in the doorway. Give us that date and we work backwards from it. One thing we do not do is haul bulk material — offcuts, packaging and skip loads stay with the contractor, and we take the fine debris, the residue and the finish. If the property is changing hands as well, look at move-in and move-out cleaning.
